Oakland is one of the closer towns to our Belgrade office, sitting along Messalonskee Lake (locally “Snow Pond”) with its own town beach. The town built its early economy manufacturing axes and scythes along Messalonskee Stream, and the Cascade Woolen Mill — running continuously since 1882 — is still Oakland’s largest employer today. What we see on the ground is two different jobs: older homes in and around the historic rail-era downtown that are often still running original oil systems, and a real wave of newer residential construction pushing out from Oakland toward I-95 and the Belgrade Lakes, where ductless and central heat pumps are usually the better fit from day one.
